Yet its original compartmentalized layout and dated finishes clashed with the fluid, modern aesthetic envisioned by its new owners. Interior designer Luciana Fragali and her team at Design Solutions orchestrated a comprehensive renovation, stripping the space to its structural elements and reimagining it with a harmonious interplay of texture, light, and contemporary refinement.
Flowing seamlessly from the entryway, the dining area is a masterclass in understated luxury. A custom-crafted stone bar table anchors the space, doubling as both a functional element and an artful display for decorative accents. At its heart, a round dining table in a muted and striking tone—a fusion of champagne, brown, and gray—lends warmth to the room, while delicate, airy drapery filters the light and frames the expansive ocean view, blurring the line between indoor and outdoor living.
The journey continues into the kitchen, where a once-enclosed space now breathes through an open-concept. Traditional stainless steel has been replaced by sleek black appliances, complemented by warm wood-toned panels that seamlessly blend with the design language of the home. The island, a sculptural marriage of stone and wood, extends into a comfortable dining area, perfect for informal meals. Hidden appliances preserve the sleek aesthetic, ensuring that function never disrupts the visual flow. Moving naturally from one space to the next, custom wood paneling leads into the family room, where depth and texture take center stage. A recessed ceiling, wrapped in wood tones and illuminated with soft LED accents, shifts effortlessly from day to night, enhancing the home’s inviting warmth. Every element is intentional, crafted to create an environment that encourages both solitude and lively interaction. The building’s architectural constraints demanded ingenuity—Fragali’s team devised creative and elegant solutions to integrate modern features while preserving structural integrity, ensuring lighting and built-in elements merged seamlessly with the home’s reimagined spaces.
Diverging from the neutral warmth of the communal spaces, the powder room makes an unforgettable statement. Bold, textured wallcoverings embrace the space, while curated lighting enhances its dramatic effect. The floating marble vanity—both sculptural and functional—anchors the design, delivering a moment of visual impact within the compact setting. Fragali believes that even the smallest spaces should exude personality, and this powder room is no exception!
The transition to the private quarters is effortless, leading to the primary suite—a retreat of calm and elegance. A luxuriously plush rug defines the space, while custom nightstands and suspended light pendants introduce a modern edge. The focal point, however, is the hand-carved wood wall installation behind the bed—an intricate display of craftsmanship that elevates the room’s serene atmosphere. The design embraces layers of warmth, ensuring that the scale of the room feels intimate despite its generous proportions.
This sense of tranquility extends into the primary bath, where a step-up wet room wrapped in porcelain tile with a wood-inspired finish evokes the serenity of a five-star spa. The expansive vanity, paired with a rustic tile backsplash, balances organic texture with polished sophistication, reinforcing the theme of natural luxury. “We wanted the space to feel like an escape—one that effortlessly fuses relaxation and refinement,” notes Fragali, reflecting on the material choices that define the design. Materials reminiscent of Balinese spas were incorporated to heighten the sense of indulgence, an element inspired by the homeowners’ travels.
Throughout the project, unexpected challenges arose, from pandemic-related supply chain delays to logistical constraints within the existing structure. Prolonged permit approvals, material shortages, and months-long service elevator outages required agility and resourcefulness. “Communication was paramount,” Fragali reflects, explaining how strategic flexibility and careful planning preserved the integrity of their vision despite mounting external obstacles.
With each space flowing harmoniously into the next, the completed residence is a masterful expression of contemporary coastal living. Textures and finishes complement rather than compete, creating a sense of cohesion that is both sophisticated and livable. What was once a segmented, outdated apartment has been redefined as a sanctuary of seamless beauty, where thoughtful craftsmanship and intentional design converge against the breathtaking backdrop of the Atlantic.
